The property-token evidence checklist
A compact list of documents and controls to inspect before forming a view.
Before forming a view, collect enough evidence to answer five groups of questions.
- Asset: parcel, jurisdiction, title or ownership record, condition date, insurance, taxes, and material liens.
- Entity: legal name, formation jurisdiction, managers, operating documents, bank and custody arrangements, and conflicts.
- Economics: purchase basis, debt, rent period, vacancy, operating costs, reserves, fees, distribution waterfall, and exit assumptions.
- Token: network, contract, supply, holder rights, administrative powers, transfer controls, upgrade path, and custody method.
- Market: buyer eligibility, available bids, settlement, withdrawal, transfer restrictions, fees, and failure procedures.
Add the date beside every answer. A complete worksheet from last year can be less useful than a short current one. Keep unknown items visible, and distinguish a document received from a document verified.
